By using WelcomeStay you agree to these terms. They set out what we do, what you can expect from us, and how the platform works.

About WelcomeStay
WelcomeStay is operated by 1 Welcome Group Pte Ltd (UEN: 200711323Z), a curated accommodation platform connecting international students to rental rooms near Singapore universities. WelcomeStay also provides cleaning and aircon maintenance services to Residents for the duration of their tenancy — our involvement does not end at booking. We are not a real estate agent — we do not negotiate tenancy terms, prepare tenancy documents, or conduct viewings. All tenancy arrangements are made directly between Residents and Hosts; WelcomeStay is not a party to any tenancy agreement.
Eligibility
You may use WelcomeStay if you are an international student enrolled at or with a confirmed offer from a Singapore university, hold or are applying for a valid Student's Pass, and are aged 18 or older.
Accommodation Directory
Hosts are responsible for the accuracy of their own listings; WelcomeStay does not guarantee accuracy, completeness, or availability of any listing. Verify all details directly with the Host before making any commitment. When you enquire, your contact details are passed to the relevant Host — WelcomeStay does not mediate or advise on tenancy terms.
Cleaning & Aircon Maintenance Services
WelcomeStay offers cleaning and aircon maintenance services to Residents. Fees cover the full duration of the tenancy and are paid upfront by the Resident. Service scope and schedule are confirmed before payment is taken. Fees are charged by 1 Welcome Group Pte Ltd and communicated clearly at the point of booking.
Your Obligations
You must provide accurate information and notify us of any changes. Use the platform lawfully and do not misrepresent your identity, eligibility, or intent. Do not attempt to circumvent any security feature of the platform.
Intellectual Property
All platform content is owned by or licensed to 1 Welcome Group Pte Ltd. Accommodation providers retain ownership of their listing content and grant WelcomeStay a licence to display it.
Limitation of Liability
WelcomeStay provides the platform on an “as is” basis and is not liable for tenancy disputes or losses arising from arrangements between Residents and Hosts. Our total aggregate liability shall not exceed fees paid by you in the 12 months preceding the claim. Nothing in these Terms excludes liability for death, personal injury caused by negligence, or fraud.
Account Termination
We may suspend or terminate your account for breach of these Terms, provision of false information, or legal requirement. You may close your account at any time via account settings.
Changes to These Terms
We may update these Terms from time to time. Where changes are material, we will give at least 14 days' notice by email or prominent notice on the platform.
Governing Law
These Terms are governed by Singapore law. Disputes are subject to the exclusive jurisdiction of the Singapore courts.
